The typical Upper Coomera home is 5–20 years old, brick-and-Colorbond, on a compact block, connected to reticulated water, sewer, natural gas (mostly) and mains power, with a builder-supplied hot water system and standard-spec guttering. That's a specific housing profile with a specific maintenance timeline.
The Type 17 roofing screw with a neoprene washer used on most Colorbond installs has a real-world service life of about 10–15 years under Gold Coast UV. On the earliest Upper Coomera estates that's now, and the pattern is predictable — one or two screws start weeping in heavy rain, the homeowner notices a small ceiling stain, and by the time we're called there's a handful of failed washers scattered across the roof. Same applies to the flashing around skylights, whirlybirds, plumbing vents and box gutters — sealant-only detailing done cheaply at the original build starts failing at 5–8 years. Builder-installed guttering across Upper Coomera estates is often sized to the absolute minimum for the roof catchment. That's fine in an average shower — it overflows during the intense 100 mm/hr summer thunderstorms the northern Gold Coast gets in February. Overflow drives water into the eaves and ceilings within minutes. We upsize downpipes, add downpipes where the catchment demands it, and install gutter guard before the first storm season. Electric storage systems installed on the first wave of Upper Coomera builds are now reaching end-of-life. Homes 6 years old and under are still within statutory builders' warranty. We inspect, document the defect with photos and a written report, and either forward that to you for the warranty claim or complete the repair immediately if you'd rather not wait. Skylight flashing leaks, mis-installed roof penetrations, undersized drainage, and pipe rough-in defects are the most common warranty items we're called to.
