A metal roof rarely fails all at once. The steel sheeting is the strongest part of the system, and it is usually the fasteners, the sealants, the flashings and the cut edges that give up first. That is good news, because it means a lot of roofs that look finished from the street are actually sound underneath and can be restored for a fraction of the cost of replacement.

A restoration is the right call when the sheets still have thickness and strength, the rust is on the surface or confined to edges and fasteners, only a few sheets are badly affected, and the battens or purlins underneath are solid. In that situation, treating the rust, replacing the worst sheets, resealing the laps and recoating the roof gives you a weathertight roof and a fresh colour without the disruption and cost of a full re roof.

Replacement becomes the better decision when rust has perforated large areas, when the roof flexes or feels soft underfoot, when the profile has been patched with mismatched sheets over the years, or when the roof is being reworked as part of a bigger renovation. Salt air is the quiet enemy of every metal roof near the water. Homes around the Broadwater, the canal estates at Hope Island, Runaway Bay and Paradise Point, and anything within a few streets of the beach all sit in air carrying salt that settles on the roof and keeps working on the steel long after the sea breeze has passed. Rain rinses some of it away, but the sheltered spots never get rinsed, and that is where corrosion starts.

In practice, coastal rust shows up first at the cut edges of sheets, around fasteners, under overlaps, behind gutters and in any area where water sits instead of draining away. West and south facing planes that stay damp longer tend to go before the sunny side. Roofs shaded by trees hold moisture and leaf litter, which makes the problem worse again.

On coastal jobs we spend more time on those details, treating cut edges properly, choosing fasteners suited to the environment, and making sure water actually drains rather than pooling behind a sagging gutter or a flat box gutter. We also suggest a fresh water rinse of the roof and gutters now and then, which costs nothing and genuinely extends the life of the roof.

A restoration keeps the existing sheeting, fixes what has failed and gives you a new protective coating and colour.
