Ridge cap failure is endemic across Gold Coast tile roofs older than 15 years. The rigid cement bedding that bonds ridge caps to the roof tiles fractures and crumbles, leaving gaps that funnel water directly into the roof cavity during heavy rain. We strip failed bedding completely, clean the interface surfaces, re-bed with flexible mortar rated for thermal cycling, and finish with a flexible pointing compound — not rigid cement — that accommodates ongoing expansion and contraction without cracking.

Valley deterioration is particularly common in suburbs with dense tree canopy cover — Mudgeeraba, Tallebudgera, Reedy Creek, and Currumbin Valley. Leaf litter and debris accumulate in valleys, trapping moisture against the metal valley iron and accelerating corrosion.
