Because this is a coastal pocket with a broad range of house ages, the work is varied. In one street we will be restoring a tile roof that has never been touched, and in the next we will be chasing a leak through a flat roofed extension. What ties it together is the climate. Sun, salt and heavy summer rain are hard on roofs, and every repair here needs to be done with all three in mind.

Tile and metal roof restoration

Roof restoration is our most requested job in this area. On tile roofs the sequence is the same each time. Broken and slipped tiles are replaced, the ridge caps are re-bedded and re-pointed with a flexible compound so they stop cracking apart, the roof is cleaned back to a sound surface and then sealed and coated. On metal roofs, a prepare and recoat over sound sheeting restores both the look and the protection, provided the corrosion has not gone too far. Coastal roof repairs

Repairs near the water are usually about detail rather than the main roof area. Flashings around walls, chimneys, skylights and penetrations are where most leaks begin, because they rely on the seal staying intact and on the water having somewhere to go. Add corroding fixings, cracked pointing on a ridge line and a valley holding debris, and the roof has several ways to let water in without looking damaged from the ground. Box gutters and drainage

Plenty of homes here have architectural roof lines, parapets and flat sections, which means box gutters. They are a great way to hide drainage and a terrible thing to neglect, because a blocked or corroded box gutter sends water straight into the building rather than over the edge. We clear, repair and replace box gutters, check that outlets and downpipes are large enough for the catchment they serve, and sort out overflow provisions so a blockage causes a mess outside instead of a ceiling collapse inside. Leaks that are hard to place

A lot of calls here start with damp showing up somewhere odd, a cornice, a wall, a cupboard, a light fitting. Water travels along battens, beams and pipes before it appears, so the wet patch is rarely below the fault. Being licensed in both trades is the practical advantage. We can rule the roof in or out, test the plumbing, and use detection equipment for concealed and slab leaks instead of opening up walls on a hunch.

Hot water and general plumbing

Hot water replacement is steady work in this area, partly because many homes still run older storage tanks well past their expected life. We replace like for like when that suits, and talk through continuous flow gas or a heat pump when the household size or running costs make a change worthwhile. Alongside that we handle the ordinary jobs, blocked drains, leaking taps and toilets, outdoor and pool plumbing, and gas work for cooktops and hot water.
