Guttering takes the worst of a coastal climate. It holds damp leaf litter, which holds salt, which keeps the metal wet against a surface that was never meant to stay wet. The result is rust at the joins, pinholes along the back of the gutter and water finding its way behind the fascia. Because Runaway Bay homes often have wide eaves and long gutter runs to keep them looking tidy, a small failure can go unnoticed for a long time. Roof restoration and coating

Where a tile or metal roof is structurally sound but the surface has given up, restoration is the sensible answer. On tile roofs we replace broken tiles, re-bed and re-point the ridge caps and coat the roof so it sheds water and salt rather than holding them. Pool and outdoor plumbing

Outdoor living is the point of a home here, and that means more plumbing outside the walls than the average house. Pool lines, outdoor showers, garden taps, irrigation and the drainage around paving and pool surrounds all live in a salt environment and all eventually need attention. Fittings seize, tapware corrodes, outdoor drains silt up and pool equipment develops slow leaks that show up as a water bill rather than a puddle.
