Roof Restoration Gold Coast

Most of the homes we restore across Coomera, Helensvale, Southport, Nerang and Robina have concrete or terracotta tile roofs. The tiles themselves are tough and often outlast everything around them, but the mortar bedding and pointing that holds the ridge caps in place does not. Gold Coast roof surfaces get very hot in summer then cool quickly when an afternoon storm rolls through, and that constant movement cracks rigid cement pointing until water finds its way underneath the caps and into the roof space.

A tile restoration deals with all of that in one visit. We pressure clean off the moss, lichen and chalky old coating, replace cracked and broken tiles with matching tiles, then re-bed the ridge caps where the bedding has failed and re-point the whole ridge line with a flexible compound. Once the roof is sound, we seal it and roll on two coats of membrane, which brings the colour back and gives the tiles a surface that sheds water instead of soaking it up.

Metal roofs dominate the newer northern suburbs, Coomera, Upper Coomera, Pimpama and Ormeau, and they fail in a different way to tile. The sheets usually last well. It is the fasteners, the laps and the flashings that go first. The rubber washer under a roofing screw hardens and cracks after a decade or so of Gold Coast sun, and once that seal is gone water runs down the screw shaft into the batten underneath. Add salt air near the Broadwater and the canals and rust starts at the cut edges, around the screws and in any spot where water sits after rain.

A metal restoration means treating that rust properly, replacing tired screws with new roofing screws, replacing any sheet that is rusted through, resealing laps and penetrations, then priming and coating.
