Why prep matters more than paint
Every roof painting quote on the Gold Coast talks about the product. Almost none of them talk about what happens before the product goes on, and that is exactly where the difference between a roof that looks good in ten years and a roof that peels in two is decided. Roof membrane is a coating, and a coating can only be as good as the surface it is bonded to.
Tile roofs around here carry a layer of moss, lichen and chalky old coating that has broken down under years of UV. If you paint straight over that, you are painting onto a layer that is already letting go of the tile. Within a couple of wet seasons the new coating lifts in sheets, usually starting on the southern side where the moss grew thickest. A proper high pressure clean takes all of that off and leaves a sound, porous surface, and a sealer coat then binds it so the topcoats have something solid to grip.
Metal roofs have the same problem in a different form. Chalked, oxidised paint and any trace of rust will push a new coating off, and unsealed laps and tired roofing screws keep letting water in no matter how good the finish looks from the street. Treating rust back to sound metal, replacing screws and resealing penetrations is part of the painting job, not an optional extra.
There is also the part nobody sees from the driveway. Cracked tiles, failed ridge cap mortar, a rusted valley iron or a badly sealed flashing will keep leaking under a beautiful new coating. Because we are licensed plumbers as well as roofers, those repairs get done by the same crew before the sealer goes on. If a roof needs more repair work than paint, we will say so, and a full roof restoration is usually the better spend.

Roof inspection and photos
We check the tiles or sheets, ridge caps, flashings and gutters first, and send you photos so you know exactly what is being painted and what needs fixing beforehand.

High pressure clean
Moss, lichen, dirt and any loose or chalky old coating come off. Paint will not stick to a dirty roof, and this is the step cheap quotes rush.

Repairs
Cracked tiles replaced, ridge caps re-bedded and re-pointed where the mortar has failed, rust treated on metal roofs, laps and penetrations resealed.

Primer or sealer
A sealer coat binds the porous surface and gives the topcoats something to grip. On bare or heavily weathered roofs this step is not optional.

Two topcoats of membrane
Two full coats in your chosen colour, applied at the manufacturer spread rate, with the correct drying time in between.

Gutter flush and clean up
Gutters and downpipes flushed so cleaning debris and overspray do not end up blocking your stormwater, then the yard and driveway are cleaned down.
Tile roof painting
Concrete tiles are the most common roof we paint, and they respond very well to it. The tile itself is a porous cement product, and the factory colour is a thin coating that wears off long before the tile does. Once that original colour has gone chalky, the tile starts drinking up water, staying damp longer and growing moss on the shaded side, which is why a twenty five year old roof can look far worse than its condition really is.
Painting a tile roof restores the sealed surface. Water sheds instead of soaking in, the roof dries faster after Gold Coast storms, and moss has much less to hold onto. Terracotta tiles are different again because they are glazed, so they need the right primer to get adhesion, and we check the tiles for cracking and the ridge line for failed pointing before we commit to a coating. If the ridge mortar is crumbling, re-bedding and re-pointing comes first.
Colorbond and metal roof painting
Colorbond, Zincalume and older corrugated iron roofs all take a recoat well provided the metal underneath is sound. The work is mostly in the detail. We wash off the chalked surface, treat rust spots back to clean metal, replace roofing screws whose rubber washers have hardened, reseal laps and penetrations, and check the flashings. Then the primer suited to metal goes on, followed by two topcoats.
Where the sheets have rusted right through, or a large share of the roof is perforated, recoating is throwing money at a roof that needs more. That is a metal roof restoration with sheet replacement, or a new roof. Salt air near the Broadwater, the canals and the beachside suburbs makes that call more often than people expect.
Choosing a colour for Gold Coast heat
Colour is not only about street appeal here. Lighter colours reflect more heat, so a light grey or off white roof runs cooler than a charcoal or deep blue roof under a Gold Coast summer sun, and that shows up in how hard your air conditioning has to work in the afternoon. Darker colours hide dirt and staining better and give a sharper modern look, so there is a genuine trade off either way.
Before you fall in love with a colour, check your estate covenant or body corporate rules. Plenty of the newer northern estates around Coomera, Upper Coomera, Pimpama and Ormeau specify approved roof colours, and some waterfront and gated communities are stricter again. It is a five minute check that saves an expensive repaint.

Tip for west facing roofs: the afternoon sun does most of the damage on the Gold Coast, so a lighter colour on a west facing roof plane makes a noticeable difference to how warm the rooms underneath get.
Cost of roof painting
Roof painting is priced on roof area, pitch, access and how much repair work is needed before the coating goes on. A straightforward single storey tile roof with sound ridge caps is the cheapest scenario. A steep, two storey or hard to access roof costs more because of the safety equipment and the extra time, and cracked tiles or failed pointing add to the repair side of the quote.
