Central Southport has the Gold Coast's highest concentration of pre-1970 residential construction. Post-war weatherboards, 1950s and 1960s brick homes, and early 1970s brick-and-tile builds are still on their original galvanised steel or early copper water lines. Both have known end-of-life failure patterns: galvanised corrodes from inside (brown water, dropping pressure), and thin-wall early copper develops pinhole leaks in slabs and walls. Every property east of the Gold Coast Highway sits within full marine exposure — and much of Southport lies within it. Standard galvanised brackets, mild-steel roofing screws, and cheap sealants that would last 20 years inland fail in 8–12 years here.
