A water leak that you can see — a dripping tap, a weeping pipe joint under the sink — is a minor repair. A water leak that you cannot see is where the real damage happens. Hidden leaks in pipes buried beneath concrete slabs, concealed inside wall and ceiling cavities, running underground through the yard, or embedded within pool and spa plumbing systems account for the majority of serious water damage, mould contamination, and structural deterioration in Gold Coast homes. The challenge is not repairing the leak — that's typically straightforward plumbing once the pipe is accessible. The challenge is finding precisely where the leak is, so access can be targeted rather than exploratory, repair can be fast rather than protracted, and property damage from the detection process itself is minimised.

Slab Leaks — The Gold Coast's Most Common Hidden Leak

The majority of Gold Coast homes built from the mid-1970s through to the early 2000s are constructed on concrete slab-on-ground foundations with copper water supply pipes either cast into the slab or running through conduits beneath it. This construction method was standard practice and, for most of its service life, functions without issue. However, copper pipe has a finite lifespan in ground-contact conditions — and on the Gold Coast, several factors accelerate that lifespan toward its end.

The primary failure mechanism is external pitting corrosion. Copper pipe buried in or beneath a concrete slab is in constant contact with the soil or sand fill material underneath. On the Gold Coast, this fill material is often slightly acidic and may contain chlorides (particularly in coastal and canal-front suburbs), both of which promote localised corrosion pitting on the outer pipe wall. Over 20–40 years, these pits deepen until one penetrates through the pipe wall, creating a pinhole leak. The leak starts microscopically — so small that the water loss is undetectable on your bill and the moisture is absorbed by the surrounding fill without saturating to the surface. But the corrosion doesn't stop. The pinhole widens progressively, the leak rate increases, and eventually the moisture reaches the slab surface or the water loss becomes noticeable on the meter.

Hot water lines fail first in almost every case, because higher water temperature accelerates the corrosion chemistry. This is why the classic slab leak symptom on the Gold Coast is a warm patch on a tiled floor — the hot water escaping from the pipe heats the slab locally, and you feel it underfoot. Cold water lines in the same slab may have 5–10 more years of service life, but once one line has failed, the others are typically in a similar state of degradation and will follow.

The combination of these methods typically pinpoints the leak to within a 300 mm radius — enough to core-drill the slab at a precise point rather than guessing and causing unnecessary damage.

Concealed Wall and Ceiling Leaks — The Damage You Smell Before You See

Pipes running through wall cavities and ceiling spaces are enclosed in a controlled environment — no UV exposure, no ground movement, no root pressure. But they're not immune to failure. Copper pipes in wall cavities can develop pinhole leaks from internal pitting corrosion caused by water chemistry, particularly in areas with slightly aggressive water. Push-fit and compression fittings inside walls can loosen over time from thermal expansion cycling — the pipe expanding and contracting slightly with each hot water event — progressively working the fitting until it weeps.

The first sign of a concealed wall or ceiling leak is often olfactory — a persistent musty or damp smell in a room or cupboard that has no obvious source. Mould begins growing on the back side of plasterboard within 24–72 hours of sustained moisture contact, and the characteristic musty volatile compounds are detectable by smell well before visible staining appears on the front face of the wall. By the time you see a damp patch, discolouration, or bubbling paint on a wall or ceiling, the leak has typically been active for weeks or months and the concealed damage may be extensive.

Thermal imaging is particularly effective for concealed wall leaks because water travelling down a wall cavity creates a distinctive temperature pattern on the surface that an infrared camera can detect and map even when the surface appears dry and undamaged to the naked eye. This allows us to trace the leak path from the visible damage back to the source point — which may be a significant distance away. Water follows gravity and framing members, so a stain on a ground-floor ceiling could originate from a pipe in an upstairs bathroom wall several metres away.

Underground and Outdoor Pipe Leaks — When Your Yard Is the Problem

Water supply pipes running through the yard — from the meter to the house, branching to outdoor taps, irrigation systems, and pool equipment — are subject to the full range of Gold Coast outdoor conditions. UV degradation of exposed poly pipe sections, root crushing of buried runs, ground movement displacing compression fittings, and corrosion of brass connections all cause leaks that are hidden below ground level.

The distinguishing feature of an outdoor underground leak is that visual signs may be absent entirely. The sound profile differs from a slab leak — outdoor leaks in soil produce a different acoustic signature to leaks in sand fill under concrete — and an experienced operator can distinguish between the two and also differentiate a pipe leak from other underground water sounds (like a neighbour's irrigation system or a high water table).

Pool and Spa Leaks — Not Always What They Seem

Swimming pool water loss is one of the most common leak enquiries on the Gold Coast — but not every pool that drops water level has a plumbing leak. Normal evaporation on the Gold Coast removes 3–7 mm of pool water per day depending on season, wind exposure, and whether the pool has a cover. A pool with a large surface area can lose 25–50 mm per week from evaporation alone during the dry, windy Gold Coast winter months. The first step in a pool leak investigation is always a bucket test — placing a bucket of water on the pool step and comparing pool water loss against bucket water loss over 24 hours. If they match, the loss is evaporation. If the pool drops more than the bucket, there's a leak.

Pool plumbing leaks occur most commonly at pipe joints and connections — where PVC pipes join to the pump, filter, chlorinator, heater, and back to the pool through skimmer boxes and return jets. These joints are subjected to pressure cycling every time the pump starts and stops, vibration from the pump, and chemical exposure from chlorinated water.
