On the day, repair is nearly always cheaper than replacement — often 5–10× cheaper. But that's not the right question. The right question is: which option costs less over the next 10 years? A $3,000 repair on a 38-year-old Gold Coast tile roof that keeps failing every 18 months is worse value than a $25,000 replacement that lasts 30 years. This guide walks you through the six factors we use to advise Gold Coast homeowners honestly — with a decision checklist and a clear "which is right for you" recommendation at the end.
The single biggest factor. Concrete tiles last 40–50 years, terracotta tiles 60+, Colorbond metal 25–40 years on the Gold Coast (less if you're coastal). Original zincalume from the 1970s–1980s is now well past service life on any Gold Coast property. If your roof is under 20 years old, repair is almost always right. Over 35 years — start pricing replacement in parallel with any repair quote.
The 25–30% rule. If damage is confined to one area — a single storm-damaged section, one leaking valley, a few cracked tiles — repair is right. Once damage is spread across multiple areas of the roof, past that quarter-of-the-roof threshold, repair costs stack up and you're really just doing replacement in slow motion.
Track your repair history. Zero to two callouts in 24 months on a middle-aged roof is normal maintenance. Three or more separate repair callouts on the same roof in 24 months means the roof is telling you it's done — new failure points are appearing faster than old ones can be patched.
What's under the tiles or sheets matters more than what's on top. If the sarking (the foil membrane beneath the tiles or sheets) is torn or degraded, or if we find rotted battens, sagging trusses, or termite-affected timber, repair alone can't fix that — the roof has to come off to address the substrate. That pushes you toward replacement.
On older Gold Coast roofs — 1970s and 1980s builds especially — the original tile profile, colour, or Colorbond product may no longer be manufactured. That means every repair looks like a repair rather than blending in. If matching material can't be sourced, replacement gets you a uniform, warranty-backed roof again.
Add up everything you've spent on the roof in the last five years. If it's under 30% of the cost of full replacement, repair is still the right call. If you're past 40%, and the roof is still failing, that money is buying you nothing that a new roof wouldn't do better.
