What is included in a proper restoration
A roof restoration is a sequence of trades jobs that finish with a coating, not a paint job with a bit of cleaning in front of it. On a tile roof the work starts with an inspection and photos, then a high pressure clean that strips moss, lichen and the chalky remains of the original colour. Cracked and chipped tiles are replaced, and the ridge caps are re-bedded and re-pointed where the mortar has broken down, which is the part that actually keeps water out along the ridge and hip lines.
On a metal roof the same principle applies in a different order. Surface rust is treated back to sound metal and primed, tired roofing screws are replaced so the rubber seals are new, badly rusted sheets are swapped out, and the laps, penetrations and flashings are resealed or replaced. Only then does the roof get a primer suited to the substrate.
The coating stage is a sealer or primer followed by two full topcoats of roof membrane, applied at the spread rate the manufacturer specifies, with proper drying time in between. The job finishes with the gutters and downpipes flushed so cleaning debris and overspray are not left to block the stormwater, and the driveway and yard washed down. Every one of those steps costs money, and every one of them is a step a cheap quote can quietly leave out.
What changes the price
Roof size and pitch
Area is the base of every quote, and pitch multiplies it. A steep roof is slower and more dangerous to work on, so the same square metres cost more to clean, repair and coat.
Storeys and access
Two storey homes, split levels, tight side setbacks, pools under the eaves and steep driveways all add safety setup and handling time. This is where the usual 20 to 30 percent access allowance comes from.
Tile or metal
Tile roofs carry ridge mortar and tile replacement work. Metal roofs carry rust treatment, screws and sealing. They are different jobs with different labour profiles, which is why the two ranges differ.
Number of broken tiles or rusted sheets
A handful of cracked tiles is minor. Sixty of them, or several perforated sheets, is a real materials and labour line in the quote, and it is the item most often underestimated in a phone quote.
Ridge length
Re-bedding and re-pointing is priced by lineal metre of ridge and hip capping. A simple gable roof has very little. A complex roof with multiple hips and valleys can have several times as much on the same floor area.
Number of coats and coating quality
Sealer plus two topcoats at the correct spread rate uses noticeably more product than one thinned coat. Product quality and film thickness are the difference between a ten to fifteen year finish and a two year one.
Gutters or valleys replaced at the same time
Adding rusted guttering, downpipes or valley irons raises the total, but it is cheaper done now than later because the access is already set up and the roof does not need to be walked again.
Restoration versus replacement cost
Restoring a roof keeps the existing tiles or sheets and renews everything that has failed around them. Replacing a roof starts again, which resets the whole system including fasteners, flashings and often the sarking underneath. How to compare roof restoration quotes
- Check the number of coats. Sealer or primer plus two full topcoats is the standard. A one coat quote is not the same job at a cheaper price.
- Check that re-bedding and re-pointing is included on a tile roof, and that the quote says how many lineal metres are covered.
- Check the repairs are itemised. Tile replacement, rust treatment, screws, flashings and valleys should appear as scope, not as a vague allowance.
- Insist on a written scope with the product name and the number of coats, so there is no argument later about what was quoted.
- Confirm the contractor holds a current QBCC licence and public liability insurance, and ask for the licence number.
- Ask what happens to the gutters, and whether cleaning debris and overspray are flushed out at the end.
