Why is metal dearer per square metre but cheaper overall?

The per metre rate on metal is higher because the preparation is more technical. Rust has to be treated back to sound metal, tired roofing screws need replacing, and laps and penetrations need resealing before any coating goes on. The total is often lower because metal roofs on Gold Coast homes are frequently simpler in shape, with less ridge capping and fewer separate planes, so there are fewer square metres and less fiddly detail work to pay for.

Why do terracotta tiles cost more to paint?

Terracotta is glazed, so it does not accept a coating the way a porous concrete tile does. It needs the right primer or sealer system to get proper adhesion, and terracotta roofs are often older, which means more cracked tiles to replace and more ridge capping that has lost its mortar. All of that is extra preparation, so the same roof area costs more than an equivalent concrete tile roof.

How long should roof paint last?

What you are actually paying for

Most of the money in a roof painting quote is not the paint. It is the preparation, and that is the honest way to read any quote you receive. The first real cost is the high pressure clean, which strips moss, lichen, dirt and the chalky remains of the original coating. Paint cannot bond to a surface that is already letting go, so a roof that is not cleaned properly will fail no matter which product goes on top of it.

The second cost is repairs. Cracked tiles get replaced, ridge caps get re-bedded and re-pointed where the mortar has failed, rust is treated on metal roofs, and laps, screws and penetrations are resealed. None of that is optional if you want the roof to be weathertight, and it is the line most often missing from a suspiciously cheap quote.

Third is the primer or sealer. A porous concrete tile or a chalked metal sheet needs a binding coat so the topcoats have something solid to grip. Fourth is two full topcoats of roof membrane, applied at the manufacturer spread rate with the correct drying time in between, which is what delivers the film thickness the ten to fifteen year rating depends on. Finally there is the clean up, including flushing the gutters and downpipes so cleaning debris and overspray do not end up blocking the stormwater.

Tile versus Colorbond painting

Concrete tiles are porous. The factory colour is a thin coating that wears away long before the tile itself does, and once it has gone the tile drinks up water, stays damp longer and grows moss on the shaded side. Painting restores that sealed surface, so water sheds instead of soaking in and the roof dries faster after Gold Coast storms. The cost sits in the ridge line and the tile repairs as much as in the coating.

Metal roofs are a different problem. The steel is sound far longer than the finish, so the work is in treating rust back to clean metal, replacing roofing screws whose rubber washers have hardened, and resealing laps and penetrations. Does painting fix leaks?

No, and it is worth being blunt about it. Roof membrane is a coating, not a repair. Leaks on Gold Coast homes come from cracked tiles, ridge cap mortar that has given up, rusted valley irons, badly formed or corroded flashings, perforated metal sheets and blocked or rusted guttering. A coating will sit over all of those problems and hide them for a season, then the first serious storm finds them again.

Any decent roof painting job fixes those items before the coating stage, which is exactly why preparation dominates the price.
