How a Sump Pump System Works

A sump pump system consists of four components: the sump pit (a below-ground chamber, typically 300 to 600 mm diameter and 400 to 800 mm deep, positioned at the lowest point of the area being protected), the submersible pump (an electric pump that sits inside the pit, designed to operate while fully submerged in water), the float switch (a buoyancy-activated switch that turns the pump on when water in the pit reaches a set level and off when the pit is drained), and the discharge pipe (a pipe that carries pumped water from the pit to an approved discharge point, typically the stormwater drainage system or a garden dispersal area).

When rain causes water to collect in the sub-floor space, basement, or drainage channels surrounding the building, it flows by gravity into the sump pit through drainage pipes (ag-pipe or French drains) or through direct seepage. As the water level in the pit rises, the float switch lifts and activates the pump. The pump discharges water through the pipe at a rate measured in litres per minute, typically 50 to 200 L/min depending on pump size. When the water level drops below the switch's off point, the pump stops. This cycle repeats automatically throughout the storm event without any manual intervention.

Gold Coast Properties That Need Sump Pumps

Below-ground garages and basements: Any garage or room with a floor level below the surrounding natural ground level will collect water during heavy rain. Water enters through the driveway, under garage doors, through wall penetrations, and via rising ground water. These are the highest-priority sump pump installations, water in a below-ground space causes immediate damage to vehicles, stored items, electrical systems, and building structure.

Sub-floor spaces in raised homes: Older Gold Coast homes (particularly Queenslander-style and elevated slab-on-ground construction) have sub-floor spaces that can accumulate water during prolonged rain, particularly in flat or low-lying suburbs like Labrador, Biggera Waters, Runaway Bay, and areas adjacent to canals and waterways. Persistent sub-floor moisture promotes termite activity, timber rot, and mould.

Properties in flood-prone areas: Some Gold Coast properties, particularly along the Nerang River corridor, Coomera River, and Albert River catchments, sit in designated flood zones where council may require stormwater management as a condition of building approval.

New builds and renovations: Council development approvals for properties with basements, below-ground parking, or tanked retaining walls frequently include conditions for sump pump installation and stormwater discharge management.

Power outages during Gold Coast storms are not uncommon. A severe storm that produces the heaviest rainfall, the exact conditions when a sump pump is most needed, can also bring down power lines and cause localised blackouts lasting hours or even days. Without power, the sump pump cannot operate, and the pit overflows exactly when it needs to be pumping hardest.
