Why Skylight Installation Is a Roofing Job — Not a Carpentry Job

A skylight is fundamentally a penetration through the roof envelope. Every other penetration — plumbing vents, range hood exhausts, whirlybird ventilators, solar panel cable entries — is a potential leak point that relies entirely on the quality of its flashing integration with the surrounding roof material. A skylight is the largest penetration most residential roofs will ever have, and it sits on the roof surface collecting every drop of rain, every leaf, and every hail stone that falls on that section of roof. This is why skylight installation is a roofing specialist's job, not a general carpenter's or handyman's task.

The difference between a skylight that stays dry for 30 years and one that leaks within its first Gold Coast storm season comes down to the flashing system. On a tile roof — concrete or terracotta — the flashing must integrate with the stepped overlap pattern of the tile courses. Each tile course overlaps the one below it by approximately 75 mm, and the skylight flashing must step with this pattern: an apron flashing at the head (top), step flashings along each side that tuck under each tile course, and a sill flashing at the base that directs water around and away from the skylight frame. Getting this wrong is remarkably easy on tile roofs because every tile profile has a slightly different overlap dimension and rib pattern — a flashing kit designed for a Monier Cambridge profile won't weather-seal against a Boral Macquarie profile without modification.

On a Colorbond or corrugated metal roof, the skylight flashing must seal against the corrugation profile — both the crests and the troughs — with sufficient upstand height to prevent wind-driven rain from overtopping the flashing during heavy storms. The Gold Coast regularly experiences rainfall intensities above 100 mm/hour, which means the water flowing down the roof surface during a storm is a continuous sheet, not individual droplets. A flashing upstand that works adequately in a 30 mm/hour Melbourne shower will be overtopped by Gold Coast storm rain unless it's sized for the local rainfall intensity. Choosing the Right Glazing for Gold Coast Conditions

The Gold Coast sits at latitude 28°S, giving it one of the highest solar radiation exposures of any major Australian city. The annual average daily solar exposure on a horizontal surface is approximately 18 MJ/m² — and a skylight on a low-pitch roof is close to horizontal. Without appropriate glazing, a skylight becomes a concentrated heat source that drives up cooling costs and creates uncomfortable hot spots beneath it.

Ventilating Skylights — Passive Cooling for Gold Coast Homes

In a sealed Gold Coast home on a summer afternoon, the air temperature at ceiling level can be 5–8°C higher than at floor level. This stratification means your air conditioning system is working to cool a layer of superheated air at the ceiling that you're not even occupying — wasting energy and struggling to maintain comfortable temperatures at living height. A ventilating skylight exploits the stack effect: opening the skylight at the highest point of the house allows the hottest air to escape upward, drawing cooler air in through lower windows and doors. A tubular skylight consists of three components: a polycarbonate or acrylic dome mounted flush on the roof surface to capture daylight, a rigid or flexible reflective tube (typically 250 mm or 350 mm diameter) lined with a material that has 98%+ reflectivity, and a ceiling-mounted diffuser that distributes the light evenly into the room below. The reflective tube bounces light internally with minimal loss — a well-designed tubular skylight delivers 95% of the light captured at the roof surface to the ceiling diffuser, even through tubes up to 3 metres long with up to two 30° bends.

For Gold Coast homes, tubular skylights are the most cost-effective way to illuminate hallways, ensuites, walk-in robes, laundries, and internal bathrooms. The installation is minimally invasive — a 250 mm roof penetration and ceiling opening, with the tube routed through the roof cavity — and typically completed in 2–3 hours. The light quality is excellent: diffused, shadow-free, and with accurate colour rendering that makes them superior to fluorescent or LED downlights for tasks like selecting clothing, reading, and food preparation.

Suburb-Specific Considerations Across the Gold Coast

Coastal suburbs (Surfers Paradise, Broadbeach, Burleigh Heads, Palm Beach, Coolangatta): Salt-accelerated corrosion of skylight flashings and fixings. Hinterland suburbs (Mudgeeraba, Tallebudgera, Reedy Creek): Dense tree canopy can limit direct sunlight hours for skylights beneath the canopy.
